01. - TENDER DOCUMENTATION

The production of the drawings and specification from which the project will be built:

  • Client input is required at this time to progress the detailed design of the project

  • All materials, finishes, fittings, fixtures and the like must be decided at this time 

  • A Bill of Quantities might be required to quantify all elements of the project

  • Drawings and specifications from the structural engineer and other specialists will be required at this time

  • The Client must sign off the tender documents prior to tender issue

  • Review timetable for Construction

02. - BASELINE TENDER DRAWINGS

  • Existing plans

  • Demolition

  • General arrangement drawings of site layout floor plans, elevations & sections with finishes & details

  • Mechanical (plumbing) layout of floor plans

  • Electrical layout of floor plans

  • Window and door schedule internal and external

  • Kitchen layout  only (kitchen detail NOT included)

  • Bathroom layout (included on our Comprehensive package)

03. - TENDER RETURNED

  • The tender documents are sent to a number of building contractors and specialist contractors to price

  • On return of tenders the tenders are assessed and the contractor / contractors selected. The lowest contractor is not always the one chosen

  • At this stage any minor variations to the tender documents are clarified and included with the contract

  • The building contract for the project is signed.
